A Newport Island custom build featured in the virtual 2021 Newport Harbor Home Tour is on the market for $9.495 million, making it the small triangular island’s most expensive listing.

The three-bedroom, 2,940-square-foot contemporary-style home with five bathrooms is available fully furnished. Records show the seller bought the property new for $5.825 million.

Completed in 2020, it was designed for indoor-outdoor living in collaboration with Patterson Custom Homes, Brandon Architects and Denise Morrison Interiors.

“The combined trio of talents,” says co-listing agent Annie Clougherty of Compass, “has resulted in the most beautiful home with only the highest quality finishes and no expense spared.”

Take the stairs or ride the elevator up three levels to the rooftop entertainer’s deck. It features a wet bar, hot tub, and seating area with a fire pit to take in the waterfront bay views.

Those same views abound from the second-level primary suite with the wrap-around deck. Inside, it has a luxury bathroom with a glass-enclosed wet area for the shower and soaking tub.

The main level boasts an open floor plan that combines the living and dining rooms with the gourmet kitchen.

Sliding floor-to-ceiling glass walls connect the space to a rear patio decorated with a live succulent wall and equipped with a built-in barbecue.

A new sea wall accommodates a private dock big enough to accommodate a 35-foot yacht at the bottom of the ramp.

Neda DeSigio of Compass shares the listing.

The home at 3904 Channel Place will open to the public from 1 to 4 p.m. Sunday, Feb. 5.
