368 new homes coming to South Orange County, some priced under $800,000

Sales have begun for 368 new homes in south Orange County – some with pricing starting under $800,000

Local builders are trying to leverage some year-end sales momentum by opening five new communities just off Ortega Highway. And some of the product now for sale is more “affordable” than the countywide median selling price for all residences – new and existing – of $960,000 for November, according to CoreLogic.

At the Rancho Mission Viejo master-planned community, the Village of Rienda has 279 more homes for sale – with two to four bedrooms – from Lennar, Tri Pointe Homes and Trumark Homes.

The four new neighborhoods are …

Haven: Lennar will build 89 homes ranging from 1,116 to 1,902 square feet. It’s a 55-plus community offering one-and-two-story duplex homes. Prices start in the low $700,000s.

Pearl: Lennar’s 56 homes ranging 1,595 to 2,257 square feet. It’s another 55-plus community with one-and-two-story single-family homes. Prices from the low $1 million range.

Botanica: Tri Pointe’s 61 two-story single-family homes ranging 1,982 to 2,313 square feet. Prices from the low $1 million range.

Dahlia: Trumark’s 73 two-story single-family homes range from 2,451 to 2,822 square feet. Prices from the low $1 million range.

Rancho Mission Viejo says Rienda’s first phase, 671 homes in seven neighborhoods, is nearly half sold since opening for sale in April 2022.

In San Juan Capistrano, closer to the 5 freeway, Landsea Homes is selling 89 townhomes at Avelina.

The three-story residences range from 1,767 to 1,840 square feet with four bathrooms and up to four bedrooms. Prices start in the high $700,000s.

Nearby, Landsea’s 43-home Petra community has already sold 13 residences since debuting in October.

Local builders as a group have had far more recent sales success than the existing-home market.

Across Orange County, builders sold 812 new homes in the three months ending in November – up 10% vs. 12 months earlier. And in the six-county Southern California region, builders sold 5,218 homes in the same period – down 9% over 12 months.

Compare that to Orange County resales of 5,354 homes in those same three months – down 42% vs. 12 months earlier. And Southern California builders totaled 43,871 homes, down 39% in 12 months.
